Beercocks is one of Hull and East Yorkshire’s established family-run estate agencies, combining generations of local property experience with a modern, evidence-led approach to selling homes.
Operating through 11 branches across Hull and East Yorkshire, the business has built substantial local reach while retaining the detailed knowledge of individual streets, villages and buyer markets that comes from working within the area for decades.
Today, Beercocks has more than 20,000 registered buyers and a team of around 65 people. Its approach is deliberately focused on the outcome for the seller: understanding buyer demand, testing the market, presenting the property properly and creating a strategy designed to maximise the value of the move rather than simply getting a board outside the house.
“We built Beercocks on a simple promise: to give people honest advice, local expertise and the confidence to make the right move, whether they are buying, selling or letting.”
STEVE BEERCOCK - EXECUTIVE DIRECTOR
Beercocks is a family estate agency shaped by generations of experience across Hull and East Yorkshire.
The Beercock family has spent more than 100 combined years working within estate agency, building a business around local knowledge, customer service and a belief that selling a home deserves considerably more thought than simply placing it onto the property portals. Steve is now the third generation of the family to work within the industry.
Over time, the business has grown into a substantial regional agency, with 11 branches and teams positioned across Hull and East Yorkshire. Despite that growth, its strength remains highly local: individual branches serving the communities around them, backed by the reach, buyer database and expertise of the wider Beercocks business.
The way Beercocks sells property has evolved too. Technology, video, database marketing and detailed market evidence now sit alongside decades of local experience, but the principle behind the agency remains consistent — understand the property, understand the buyer and work for the strongest possible outcome for the seller.
Beercocks has grown from a local Hull agency into a recognised estate agency brand by staying focused on the things that matter most: honest advice, reliable service, strong local knowledge and a better experience for clients.
Their approach is built around careful preparation rather than rushed decisions. With an extensive buyer database, data-led insight and a clear understanding of market temperature, Beercocks works to match the right homes with the right buyers while protecting the value of each property.
Presentation, pricing and timing are treated with care. By testing prices, reviewing statistics and creating tailored marketing strategies, the team gives each home the attention it deserves before and during launch.
Today, Beercocks continues to serve Hull, Beverley, Barton, Willerby, Driffield and surrounding areas with a customer-focused approach that is proactive, reassuring and designed to make the property journey smoother.

Brough, Elloughton, South Cave & Welton
In this episode of the Leading Estate Agents of the World Podcast, Steve Beercock reflects on almost three decades in estate agency and what he has learned from three generations of his family working in property across Hull and East Yorkshire.
Steve discusses the enormous variety within the local market, from first-time buyer and investment property in Hull to larger homes across the West Hull villages, Beverley, Driffield and the wider East Riding.
A major part of the conversation explores why selling a home needs more strategy than simply putting it onto Rightmove. Steve explains how Beercocks tests buyer interest before full launch, using its database, photography and video to understand demand and refine the approach before a property reaches the wider market.
He also talks about the importance of accurate pricing, experienced negotiation and genuine local knowledge, arguing that the strongest agents need to combine modern marketing with people who really understand the streets, values and communities they represent.
The episode also looks beyond finding a buyer, including preparing sellers to be contract-ready and the importance of strong relationships between agents, solicitors and everyone involved in progressing a sale.
The conversation provides an introduction to Steve, the thinking behind Beercocks and why he believes an estate agent should do considerably more than simply list a home and hope the market does the rest.
Who we are
Beercocks exists to deliver outstanding customer service and achieve the strongest possible outcome for sellers by combining experience, technology, market knowledge and a clear selling process. Its culture is built around four values.
Beercocks believes estate agency should continue evolving. The team looks at technology, data, marketing and changes in buyer behaviour to improve how homes are presented, launched and sold rather than relying solely on traditional methods.
Straight advice matters when somebody is making a major property decision. That means being clear about value, buyer response and what the evidence is showing, rather than avoiding difficult conversations or promising something simply because it is what a seller wants to hear.
Successful property transactions involve a lot of moving parts. Beercocks works as one team across branches, marketing, negotiation and sales progression, taking collective responsibility for getting the move from instruction to completion.
The aim is not simply to find a buyer. Beercocks continues looking at how presentation, exposure, negotiation and preparation can improve the final outcome for the seller and create a better moving experience.

who we work with
Beercocks works with sellers throughout HU10, HU13, HU14, HU15, HU16, HU17 and HU20, combining detailed local knowledge with the reach of its wider branch network and registered-buyer database.
The territory contains established family markets across the West Hull villages, Brough, Cottingham, Beverley and surrounding communities. Beercocks helps clients manage both sides of the move where selling successfully is also essential to securing their next home.
From larger village homes to individual and higher-value properties, Beercocks can combine specialist local knowledge with premium marketing and its Fine & Country operation where appropriate.
Buyers relocating within or into East Yorkshire benefit from local teams who understand the differences between neighbouring villages, towns and property markets rather than treating the whole area as one location.
Beercocks works across a wide range of property values and helps first-time buyers understand their options, arrange viewings and hear about suitable properties through its pre-market property alerts.
A seller does not necessarily have to wait until the day they want their property advertised to start working with Beercocks. Photography, video, buyer matching and preparation can begin earlier, helping the client enter the market from a stronger position when the timing is right.
