Amber Valley and Derbyshire Dales
Cope & Co. is a family-run independent estate and letting agency combining more than 25 years of property experience with a modern, relationship-led approach.
Across Amber Valley and the Derbyshire Dales, the business brings together residential sales, lettings and property management, giving homeowners, buyers, landlords and investors access to specialist expertise within one family-run agency.
Its philosophy is simple: Relationships Over Transactions.
That means understanding what somebody is actually trying to achieve before recommending what they should do next, whether that involves selling a home, finding somewhere to live, building a property portfolio or simply getting better advice before making a decision.
““If you’re passionate about property, you give people your time. Whatever their situation, our job is to help where we can and give them the best advice we possibly can.””
JAMES COPE - SALES DIRECTOR
Cope & Co.’s story began in Derby in 1999 when Susan and Daren Cope founded Professional Properties, initially specialising in lettings and property management.
Residential sales followed through James Cope Homes, before the family expanded its presence further into Derbyshire through the acquisition of Amber Homes in Alfreton in 2022.
In 2023, the different parts of the business came together under one family name: Cope & Co.
For the family, putting their surname above the door means something. It creates personal accountability for the advice clients receive, the way their property is represented and the experience they have throughout their move.
Today, two generations of the Cope family lead the business, combining long-established property experience with modern marketing, technology and specialist teams across sales, lettings and property management.
Cope & Co. is led by Annie, Daren, James and Susan Cope, alongside an experienced wider team.
Each brings different expertise, from sales and lettings to finance, investment, regulation and business leadership, but the philosophy remains consistent across the agency.
For Amber Valley, Cope & Co. combines the local presence developed through Amber Homes with the wider resources of the family business.
James’s sales-led approach adds a particular focus on valuation, presentation, launch strategy and negotiation, understanding not just whether a home can sell, but how the strategy can influence the outcome.
In this episode of the Leading Estate Agents of the World Podcast, James Cope talks about growing up around the family property business and the experience that now shapes his approach to residential sales.
James explores Derbyshire’s varied property market, from first-time-buyer homes and family property to villages, investment opportunities and higher-value homes.he plan is if the original approach does not produce the right result.
The conversation looks at what sellers should expect from an estate agent beyond simply agreeing an asking price. James discusses launch strategy, buyer response, negotiation and why every seller should understand what the plan is if the original approach does not produce the right result.amily property to villages, investment opportunities and higher-value homes.
He also talks about preparing properly as a buyer, choosing the right professionals during a move and why Cope & Co.’s recommendations are based on the quality of service rather than referral income.
The episode provides an introduction to James, his straightforward approach to property and the thinking behind a family business focused on helping clients make better decisions.

who we work with
For homeowners considering a move across Alfreton, Ripley, Belper, Duffield, Heanor and the surrounding communities, Cope & Co. starts with understanding what the sale needs to achieve. The team builds the marketing strategy around the individual home, using professional photography, video, targeted digital marketing and early engagement with registered buyers to create the strongest possible launch rather than simply placing the property onto the portals and waiting.
Moving from one family home to another often means managing a sale and purchase at the same time. Cope & Co. helps families think beyond the asking price to the wider move: how the current home should be positioned, what the likely buyer looks like, how an onward purchase affects timing and what needs to happen to keep everything moving towards the same objective.
Buying a first home can feel like entering a process everybody else already understands. Cope & Co. helps first-time buyers understand the steps before they begin competing for property — from getting finances and professional support organised to viewings, offers and what happens once a purchase is agreed. The aim is to help buyers become better prepared and more confident before the right property appears.
From somebody considering their first investment to experienced landlords with substantial portfolios, Cope & Co. combines local sales knowledge with an established lettings and property-management operation. The team can help clients consider rental value, yield, property condition, compliance, tenant demand and longer-term portfolio objectives before they make a decision, as well as providing ongoing management once the property is let.
Property and value can change considerably between Derbyshire’s towns, villages and surrounding countryside. Cope & Co. helps buyers understand those differences and what their budget could achieve across the wider market, while its Heads Up Property Alerts help registered applicants hear about suitable homes as opportunities become available.
Sellers should understand how their home will be presented, how it will be launched, who the likely buyer is, how interest will be measured and what happens if the initial strategy does not produce the required response. The question is not simply “What should we market it for?” It is also “What’s the plan?”
