Derby & Erewash
Cope & Co. is a family-run independent estate and letting agency combining more than 25 years of property experience with a modern, relationship-led approach.
Across Amber Valley and the Derbyshire Dales, the business brings together residential sales, lettings and property management, giving homeowners, buyers, landlords and investors access to specialist expertise within one family-run agency.
Its philosophy is simple: Relationships Over Transactions.
That means understanding what somebody is actually trying to achieve before recommending what they should do next, whether that involves selling a home, finding somewhere to live, building a property portfolio or simply getting better advice before making a decision.
““You’ve got to know what you stand for. It’s got to have a purpose. Don’t lose sight of who you are or how you operate, because at its core, you have to know what you’re doing it for.””
ANNIE COPE - MANAGING DIRECTOR
The story of Cope & Co. began in Derby in 1999 when Susan and Daren Cope founded Professional Properties.
Initially specialising in lettings and property management, the business grew through local reputation, long-term relationships and a willingness to take responsibility when property became complicated.
The next generation of the family became increasingly involved, with James Cope Homes extending the business into residential sales.
After further expansion across Derbyshire, the different businesses came together in 2023 under one family identity:
Cope & Co.
Today, Annie, Daren, James and Susan lead the business alongside an experienced wider team.
The name may have changed, but the principle remains the same: professional property expertise delivered with the accountability that comes from having your own family name above the door.
Cope & Co. remains a family business at its core, led by two generations of the Cope family alongside specialist teams across residential sales, lettings and property management.
The business has grown considerably since its Derby beginnings in 1999, but the family name above the door continues to represent something important: personal accountability for the advice, service and outcome clients receive.
That family approach is now supported by modern marketing, technology, specialist property expertise and decades of experience across different parts of the market.
As Managing Director, Annie helps ensure those principles remain visible as the company evolves, but Cope & Co. is very much the product of the wider family and team behind it.
The result is an agency with the capability of a substantial property business while retaining the relationships, accessibility and personal responsibility of an independent family firm.

In this episode of the Leading Estate Agents of the World Podcast, Annie Cope talks about growing up around a family property business and eventually finding her own place within Cope & Co.
She discusses her background in law and business, her early experience within lettings and how the company has developed from its Derby roots into a modern sales, lettings and property-management agency.
The conversation explores Derbyshire’s varied property market alongside the increasingly complex decisions facing landlords, investors, sellers and buyers.
Annie also explains why Cope & Co. describes itself as an education-first agency. For her, good estate agency is not about pushing somebody towards the next transaction; it is about giving them enough knowledge to make an informed decision, even when they may be months away from doing anything.
That thinking sits behind the company’s philosophy of Relationships Over Transactions and Annie’s belief that a successful agency needs to understand its purpose, remain consistent and never lose sight of what it stands for.
The episode gives an insight into Annie, the next generation of the Cope family and the thinking behind a Derby property business that has been evolving since 1999.

who we work with
For homeowners thinking about selling across Derby, Ilkeston, Long Eaton and the surrounding communities, Cope & Co. starts with the reason behind the move rather than simply suggesting a marketing price. The team can then build a launch around the property itself, combining professional photography, video, targeted social media, major property portals and early engagement with registered buyers to create stronger exposure from the outset.
A family move often has several moving parts: selling the existing home, finding the next one, organising finances and keeping an onward chain together. Cope & Co. helps clients see those pieces as one journey, providing advice around the sale while keeping sight of the reason the family wanted to move in the first place.
For first-time buyers, the challenge is often knowing what they do not yet know. Cope & Co. helps people understand the buying process, get themselves prepared and ask the right questions before committing to a home, while Heads Up Property Alerts can help registered buyers discover suitable opportunities earlier.
Buying an investment property is very different from simply buying another home. Cope & Co. helps new landlords understand rental demand, likely rent, property standards, compliance, referencing and management before they commit — allowing the investment decision to be made with a clearer picture of the responsibilities and numbers involved.
With around 1,400 properties under management, Cope & Co. works with landlords whose requirements extend beyond finding the next tenant. The team supports clients with ongoing management, compliance, maintenance, reporting and portfolio reviews, while its sales and lettings knowledge allows conversations to include acquisitions, disposals and what each property is ultimately there to achieve.
Not everyone who speaks to an estate agent is ready to transact. Someone might be considering selling next year, researching their first investment or simply trying to understand whether a future move is financially realistic. That is where Cope & Co.’s education-first approach becomes particularly relevant. The relationship can start with advice and information long before there is a property to list, a tenancy to manage or a fee to earn.
