Greater London Properties is an established independent estate and letting agency serving Bloomsbury, King’s Cross, Fitzrovia, Holborn, Clerkenwell and surrounding Central London neighbourhoods.
Founded in 2003 and still independently owned and led by Rob and Kate Hill, GLP provides residential sales, lettings and property management from its Soho and Bloomsbury offices.
The business has built its reputation around honest advice, detailed local knowledge and a willingness to have the conversations that matter — whether that means giving a seller realistic pricing advice, helping a buyer understand an individual building, or telling a landlord that the quickest tenant is not necessarily the right tenant.
GLP combines that judgement with its own in-house photography and video team, an established applicant database and experienced people who know the properties and clients they represent.
““We wanted to create an estate agency that understood London street by street and gave people a genuinely positive experience.””
ROB HIILL - FOUNDER AND DIRECTOR
Rob Hill founded Greater London Properties in 2003 after recognising the need for an independent agency with genuinely detailed knowledge of Central London.
The business first established itself in Soho before growing its presence through Bloomsbury, King’s Cross, Holborn, Clerkenwell, Fitzrovia and surrounding Central London neighbourhoods.
Kate Hill joined GLP in 2012 and helped develop its brand and marketing operation, including the in-house media team that now creates photography and video for every GLP instruction.
More than two decades later, GLP remains independently owned and led by Rob and Kate, supported by established sales, lettings and property-management teams across its two Central London offices.
Greater London Properties is led by Rob and Kate Hill alongside an experienced team with 55 years of combined sales experience and 75 years across lettings. That depth matters because GLP does not approach a property from only one side of the market.
For sellers, it means evidence-led valuations, honest conversations about pricing and presentation, experienced negotiation and marketing created by GLP’s own in-house photography and video team.
For landlords, it means detailed rental advice, proactive compliance support, experienced property management and a particularly careful approach to selecting the right tenant.
The two sides of the business often overlap. A landlord may be deciding whether to re-let or sell. A tenant may later become a buyer. An investment buyer may need to understand both the purchase price and the rental history of the property. GLP’s sales and lettings teams can look at those decisions together rather than in isolation.
Independence is central to the way the agency operates. There is no national head office setting a corporate target or steering the advice. GLP says what it believes the evidence supports, even when that means having a difficult conversation.
That same principle applies to lettings. Tenant referencing is carried out in-house, with senior people involved in the final judgement, and GLP is prepared to decline an applicant rather than put the wrong tenant into a property.
Across both sales and lettings, clients have a named contact, benefit from a team whose average tenure exceeds five years and deal with people who are expected to take responsibility rather than wait to be chased.
Where We Work
GLP’s Bloomsbury team operates across overlapping Central London neighbourhoods including Bloomsbury, King’s Cross, Fitzrovia, Clerkenwell, Holborn, Camden and Islington. The office works alongside GLP’s Soho team, allowing the agency to follow clients and properties across Central London rather than treating each branch as an isolated market.
In this episode of the Leading Estate Agents of the World Podcast, Megan Cutforth discusses her route into the property industry and the experience she now brings to Greater London Properties as Lettings Director.
Megan explains that she entered estate agency unexpectedly before discovering that the combination of customer service, negotiation and problem-solving suited her naturally.
After working for other agencies, she joined Greater London Properties and immediately recognised a different approach. Rather than forcing clients into a fixed service, the team listened and adapted around what each landlord, tenant or portfolio owner needed.
The conversation explores London’s varied rental market, from period homes and listed buildings to converted apartments and the modern developments surrounding King’s Cross.
Megan also discusses the wide range of people searching for homes across London, including professionals relocating for work, international tenants, families and students.
She explains how the knowledge developed through managing larger portfolios can also benefit private landlords with a single property, with the same understanding of legislation, tenant expectations, local rental demand and property management applied at every level.
The episode introduces Megan, the values behind Greater London Properties and the specialist knowledge required to support landlords and tenants across the Central London rental market.
Who we are
GLP’s vision is to be the most highly respected independently owned and operated estate agency across London. Its mission is to deliver outstanding service and real results with honesty, accuracy and enthusiasm while making the property journey as positive and well supported as possible. That culture is expressed through the Four A’s: Accountability, Approachability, Authenticity and Ambition.
GLP owns the outcome. Clients have a named contact and know who is responsible for what happens next.
Clients should always be able to reach somebody who knows their property and understands their situation. That applies equally to landlords, tenants, buyers and sellers.
Authenticity is central to GLP’s reputation. Advice is honest, valuations are data-led and the team is prepared to have difficult conversations rather than saying what is easiest to hear. For landlords, that same principle applies to tenant selection: GLP will decline an applicant rather than compromise the long-term security of the tenancy.
GLP continually looks for ways to improve the experience and outcome for its clients. That includes its in-house media, technology, proactive approach to legislation and the continuing development of its people.
