Greater London Properties is an established and trusted independent estate agency operating at the heart of Central London from its Soho and Bloomsbury offices.
Founded in 2003 and still led by Rob and Kate Hill today, GLP has built its reputation around honest advice, detailed local knowledge and a belief that London property needs to be understood street by street and building by building.
The business combines more than two decades of local experience with a progressive approach to property marketing, while remaining independently owned and personally accountable to the clients it represents.
““We wanted to create an estate agency that understood London street by street and gave people a genuinely positive experience.””
ROB HIILL - FOUNDER AND DIRECTOR
Rob Hill founded Greater London Properties in 2003 after recognising a need for an agency with genuinely detailed knowledge of Soho and the surrounding Central London market.
In 2008, GLP moved to its flagship Broadwick Street office, becoming the only property shop window in Soho. Kate Hill joined in 2012 and developed the agency’s brand and marketing operation, including the in-house media team responsible for the photography and video created for every GLP instruction.
More than two decades later, GLP remains independent and led by the same people. The business has grown, opened a second Central London office in Bloomsbury and developed specialist teams across sales, lettings and property management, while detailed local knowledge remains central to the way it works.
Greater London Properties is led by Rob and Kate Hill alongside an established team covering residential sales, lettings and property management. What makes Greater London Properties particularly distinctive is the combination of independence, specialist expertise and genuine local depth.
Independence has remained an important part of GLP’s identity. Without a national head office or corporate sales targets shaping its advice, the team can make recommendations around what it genuinely believes is right for the client and their property.
That authenticity is something GLP believes its reputation has been built upon.
The agency is prepared to have difficult conversations early. Valuations are evidence-led, pricing advice is realistic and market feedback is communicated clearly rather than avoiding uncomfortable discussions simply to retain an instruction.
GLP also invests significantly in presenting its clients’ homes.
Every instruction receives photography, video and presenter-led property marketing created by GLP’s own in-house media team. The content is then used across the agency website, portals and social channels, ensuring property presentation is treated as a core part of the service rather than an optional extra.
Clients also benefit from a settled team. Average tenure at GLP is more than five years, each client has a named contact and senior members of the business remain actively involved.
Where We Work
GLP’s Prime Central London territory covers some of the capital’s most distinctive residential markets. The team’s approach is based on understanding the differences between neighbourhoods, individual streets and buildings rather than treating Central London as one uniform property market.
In this episode of the Leading Estate Agents of the World Podcast, Rob Hill reflects on the creation of Greater London Properties and more than two decades working within the Central London property market.
Rob explains why he sees London as a collection of individual villages rather than one single market. Soho, Covent Garden, Fitzrovia, Mayfair and St James’s may sit close together, but each has its own atmosphere, buildings, ownership structures and established community.
The conversation explores why sellers and buyers need an estate agent who understands property at street and building level.
Rob also discusses the importance of preparing a property properly before it reaches the market, particularly within the leasehold sector, where service charges, alteration documents, major works and building information can all affect affordability, buyer confidence and the progress of a sale.
The episode provides an introduction to Rob, the thinking behind Greater London Properties and the detailed local knowledge required to navigate Prime Central London successfully.
Who we are
GLP’s vision is to be the most highly respected independently owned and operated estate agency across London. Its mission is to deliver outstanding service and real results with honesty, accuracy and enthusiasm, while continuing to stay ahead of changes in both property and marketing. Underpinning that approach are GLP’s Four A’s: Accountability, Approachability, Authenticity and Ambition.
GLP believes in taking ownership. Clients know who they are dealing with, who is responsible and who they can speak to throughout their property journey.

Honesty is fundamental to GLP’s reputation. Valuations are evidence-led, pricing is transparent and difficult conversations are dealt with early rather than avoided until they become bigger problems.

who we work with
GLP works with owners across Soho, Mayfair, Marylebone, Covent Garden and surrounding Central London markets where accurate pricing depends on understanding the individual street, building and buyer audience.
GLP has particular experience with Central London stock that can be difficult to value through generic comparables, including period buildings, individual layouts and apartments above commercial premises.
GLP supports buyers and people relocating into Central London who need more than a property list. The team can explain the differences between neighbouring areas and individual buildings to help clients make informed decisions.
GLP works with individual landlords and larger portfolio owners, providing lettings, compliance and property-management expertise alongside detailed knowledge of the Central London rental market.
GLP is particularly well placed to advise landlords deciding whether to re-let or sell. In many cases, the team already understands the property, building and previous rental performance, allowing the discussion to include both rental and sales considerations.
GLP works with a number of major Central London estates and institutions. The reporting, compliance and management standards required by these clients have helped raise standards across the wider agency.
